Calder House opened in 2024 as Caddick Construction Group’s new headquarters following a major transformation to create modern, sustainable and future-proofed offices for the growing business.

The project involved the extensive refurbishment and extension of a previously vacant two-storey office 11,000 sq ft office, converting it into a striking and highly functional 15,000 sq ft workplace. CCL Facades was appointed by Caddick Construction to deliver the facade and envelope works, which began in January 2024 and was successfully completed in May 2024.

Expanding and Reimagining the Building

A key element of the redevelopment was expanding the building to create additional workspace and a more welcoming entrance. This included the construction of a new two-storey side extension alongside a glazed front extension, incorporating a striking double-height atrium reception and café space. The new entrance significantly improves the building’s presence and creates an open, contemporary entrance for staff and visitors.

Internally, the building underwent a full strip-out before being reconfigured to support modern working. The redesigned layout now features collaborative open-plan offices, meeting rooms and breakout areas, creating a flexible environment that encourages teamwork and productivity.

Delivering the Façade and Envelope Solution

CCL Facades delivered a comprehensive façade and envelope package designed to achieve strong performance and a refined architectural finish. The system included a non-combustible, stone mineral wool insulated, metal-faced composite panel rainscreen support system fixed directly to the SFS structure.

Installed onto this was a bespoke, large-format aluminium rainscreen cassette panel system with a polyester powder-coated finish. The panels were carefully detailed to complement the building’s masonry and glazing aesthetic while maintaining a contemporary appearance.

Alongside the rainscreen installation, CCL Facades fitted approximately 400 sq m of aluminium windows, curtain walling and doors, as well as steel doorsets. The glazing system achieved a U-value of 1.4 W/m²K, supporting the project’s energy efficiency and compliance targets.

Managing Refurbishment and New-Build Interfaces

One of the main challenges at Calder House was integrating the facade across both the retained structure and the newly constructed extensions. Achieving consistency in appearance, performance and buildability required close coordination throughout the design and installation stages.

CCL Facades also installed 824 sqm of Kingspan RW roofing system complete with gutters and downpipes, together with a feature entrance canopy that enhances the building’s visual identity.

The successful delivery of Calder House demonstrates CCL Facades’ capability to work across complex refurbishment and new-build interfaces. The result is a high-quality, compliant and visually cohesive building envelope that supports the wider design and sustainability ambitions of Caddick Construction Group’s new headquarters.
