CCL Facades acted as Principal Contractor for the façade remediation works at Longfield House in Leeds, delivering a complex upgrade to the existing building envelope while the property remained fully occupied.

The project involved the removal and replacement of non-compliant façade elements to meet current fire safety regulations, requiring careful planning, coordination and tenant management throughout the works. Operating within a live residential environment, the scheme demanded a highly controlled approach to ensure safety, minimise disruption and maintain programme efficiency.

Glazing and Cladding Remediation Works Delivered

The scope of works included the removal of existing spandrel glazing and insulation, followed by the installation of new fire-compliant spandrel units, rear trays and cavity fire barriers at slab edges and vertical compartment lines. Additional works included the replacement of facade fixings, ancillary components and the application of temporary privacy measures to occupied apartments.

Cladding remediation works were also undertaken, including the removal and replacement of high-level panels, installation of new breather membranes, support systems, Speedpanel A1-rated insulation and aluminium cladding panels, alongside new copings and horizontal cavity barriers to improve fire performance across the facade.

Due to the live nature of the site, detailed method statements, sequencing strategies and access planning were critical to the successful delivery of the works. CCL Facades coordinated closely with the client, fire engineers and site teams to ensure all remediation works met regulatory requirements while maintaining safe access for residents.

Through a combination of technical expertise, principal contractor responsibility and careful on-site management, the project delivers a compliant, robust and future-proofed façade solution that enhances both safety and long-term performance of the building.
