In 2024, CCL Façades worked on behalf of sister company, Caddick Construction, to deliver a £3.1m full façade package for Mansion House at Port Loop, Urban Splash and Places for People new island community in Birmingham.
As CCL Façades’ first project in the Midlands, work at Mansion House demonstrates the contractor’s market leading delivery of through-wall construction systems. The façade package combines engineering precision with visually striking finishes to reflect the ambition behind the thriving canalside neighbourhood.
Balancing design and performance
The façade at Mansion House incorporates a Steel Framing System (SFS), high-performance double glazing, extruded terracotta tiles and bespoke aluminium window pods, all designed to deliver a durable, efficient and visually striking building envelope.
Thermal performance was a key driver, achieving a wall U-value of 0.17 W/m²K and a combined frame and glazing U-value of 1.4 W/m²K.
The SFS, engineered by Frameclad, provides the primary support structure for the façade. KeraTwin K20 terracotta tiles, supplied by EH Smith, deliver a lightweight, fire-compliant cladding solution with strong visual character. Aluminium-framed double-glazed windows enhance thermal and acoustic performance while maximising natural light, and bespoke aluminium window pods introduce depth and articulation to the elevations, forming a distinctive architectural feature.

Installation alongside main works
CCL Façades delivered a carefully sequenced installation in a constrained, live site environment, with strict logistical planning to manage limited space and coordinated deliveries.
The SFS was installed first to form the structural framework, followed by craned installation of glazing units to create a watertight envelope and allow internal works to progress concurrently. Terracotta tiles were then fixed using a bracket system to ensure structural stability and thermal separation, with close attention to alignment and finish.
Pre-fabricated aluminium window pods were installed last, requiring close coordination between design, fabrication and site teams to achieve a seamless result. Throughout, CCL Façades maintained strict quality control, delivering the façade in line with programme and design requirements without compromise.

The standout visual feature of Mansion House is its striking façade, delivered by Caddick Construction’s sister company, CCL Facades. Working closely from early design stages, the team developed a custom cladding solution that delivered on both aesthetics and performance. The façade reflects the waterside location and urban character of Port Loop, with precision-fitted panels that required careful planning and coordination during installation.
Ongoing collaboration ensured a seamless workflow, with CCL Facade’s expertise in offsite manufacturing contributing to reduced on-site time and enhanced quality control. The result is a distinctive, durable building envelope that elevates the wider masterplan. This partnership showcased the synergy and quality brought to our projects when Caddick Construction works hand-in-hand with its in-house specialist sub-contracting divisions.
